A. What is the Four Timbers Private Residence Club?

The development consists of four luxury residences plus a concierge’s apartment located near the Town Square in Jackson, Wyoming and overlooking Miller Park. Each owner will own a one-fifth undivided, deeded, fee simple interest in the real estate comprising a residence.

Each residence contains four bedrooms, four and half bathrooms, great room, dining room, kitchen, library area, media room, sitting room, two fireplaces, radiant heat throughout, private terraces front and back, underground parking, and a year round individual storage space. Owners also have use of a roof top terrace. The residences are fully furnished and tastefully appointed with the highest quality finishes throughout. Each residence is approximately three thousand square feet (including a two car garage) and has a garden, main and upper level.

B. What are the primary advantages of ownership in a private Residence Club like Four Timbers?

Ownership in Four Timbers provides a rare opportunity to own a residence in downtown Jackson, Wyoming at a fraction of the cost of whole ownership. It eliminates all the normal hassles associated with owing a vacation home.

The on – site concierge brings an elevated level of service and personal attention to each owner. The concierge will be available to handle any issue no matter how small.

Exclusivity, there will only be a small group of owners which will provide a small and intimate atmosphere.

C. Is the ownership at Four Timbers an interest in real estate?

Yes, each owner will own an undivided, deeded, fee simple interest in a residence. Ownership will be evidenced by a real estate deed recorded in the county records and insured by a title insurance policy. The deeded one-fifth interest can be financed, willed, placed in a trust or owned by a separate legal entity, such as a corporation.

Each ownership interest may be resold, subject to the Condominium Declaration and By-Laws.

D. How do I utilize my residence at Four Timbers?

Each owner is guaranteed use of one of the residences for a total of ten weeks per year, 3 prime winter weeks, 3 prime summer weeks, 1 fall and 3 flex weeks. There is an extended rotational calendar which specifics the owner’s weeks of residence from year to year for your planning convenience. Owners must call and reserve the flex weeks. At any other time of the year, use is unlimited depending on availability and subject to the Reservation Procedures.

In summary, each owner will be entitled to 10 weeks of usage per Club Calendar Year (Dec. 1- Nov. 30).  They will be guaranteed 3 prime winter weeks, 3 prime summer weeks, and 1 fall week.  In addition, an owner will be entitled to 3 flex weeks throughout the year.  In the guaranteed prime season weeks, owners will have 2 back to back weeks each year and every 5th year they will receive 3 consecutive prime season weeks.  Each owner will also receive Thanksgiving Week every 5th year.  The owner's guaranteed prime season weeks will rotate through its particular seasonal period ensuring each owner a variety of Holiday stays.  Each owner will enjoy time in residence over at least one of the major Holidays (Christmas, New Year, Memorial Day, July 4, Labor Day) each year.

Although each residence is similar in structure, owners may have the opportunity to experience the different interior themed décor features.

E. How do I reserve my flex weeks?

Owners will submit their preferences of up to 3 flex weeks beginning June 1 - June 30 and Four Timbers will confirm these selections back to the owners by July 15.  If there is a duplicate request, it will be resolved by a rotating priority system to ensure complete fairness and equality.

F. How many Residence Club owners will there be at Four Timbers?

No more than 20 owners!! That is the beauty of being small and exclusive. Of course, there will never be more than four residences occupied at any one time.

G. May I send unaccompanied guests to vacation at Four Timbers?

Yes, you may send unlimited unaccompanied family members to Four Timbers during any of your designated weeks. Unaccompanied guests who are non-family members may use an owner's residence for two weeks per use year. We only ask you give us at least 30 days notice of the guest’s arrival. Owner’s guests are subject to all the Rules and Regulations, the Condominium Declaration and By-Laws. These guests are the responsibility of the owner.

H. What additional amenities come with the Four Timbers ownership?

Through the management agreement for the Four Timbers, owners will have the use of full membership privileges in the Jackson Hole Golf & Tennis Club (JHGTC) while in their residence weeks. JHGTC is located approximately 8 miles away at the base of the beautiful Teton Mountain range. The club features a Robert Trent Jones II 18 hole championship golf course, tennis courts, swimming pool, fitness center and brand new 12,000 square foot clubhouse with several causal and fine dining opportunities.

Also, each owner at Four Timbers will have the use of a storage locker on site in order to store skis, bikes, fishing equipment, wine, etc. The concierge will upon your arrival place any equipment you specify in your residence and you will be ready to go.
